At Bernstein Management Corporation (BMC), water conservation is a top priority. Since 2020, the efforts of BMC’s sustainability team have resulted in a 6% annual reduction in water consumption across the 5,000+ unit residential portfolio, or about 9 million gallons per year.
This significant improvement can be largely attributed to fixture replacement efforts at several properties including 2100 Connecticut – which has realized a 58% reduction in daily water use – and at Highview and Castle Manor – which has seen a 33% reduction in daily water use.
Water conservation not only serves as a cost control measure, it also helps prevent sewer overflow into local waterways like Rock Creek, the Potomac River and Anacostia River. With results like these, water conservation will remain a sustainability strategy worth celebrating on Earth Day and all year long.

]]>The newly certified properties are located in Washington, D.C. and include: 4115 Wisconsin, Belvedere, Castle Manor, Diplomat, Highview, and West End Residences. To achieve certification, the properties each had to benchmark all energy use over a period of time, then receive verification from a third party. The properties achieved an average Energy Star score of 75, meaning the buildings are more energy efficient than 75% of similar properties nationwide.
“We feel Energy Star certification reflects holistic, best-in-class sustainability metrics for our residential portfolio. As a company that owns and manages our own properties, we are focused on minimizing environmental impact and maximizing long-term sustainability,” said Michael Brown, AVP of Energy Management and Ancillary Services for BMC.
The BMC team is actively working to achieve Energy Star certification at additional residential and commercial properties throughout its portfolio.

“We are proud to welcome these destination office tenants to Montvale Center, which experienced strong leasing demand throughout the pandemic,” said Austin Herndon, SVP of Commercial Leasing for BMC.

]]>The building at 1222 22nd Street, formerly known as the “White House Garage,” once served as a facility for Secret Service vehicles assigned to the White House for over 54 years. Prior to that, circa 1922, the site was home to the Capitol Cadillac Dealership. As such, the building included features not commonly found in downtown D.C., such as soaring 13’ to 15+’ ceilings, warehouse windows, two hydraulic car elevators, and original exposed brick. When the General Services Administration (GSA) vacated the building in 2018, BMC initiated a renovation, upgrading the former showroom-turned-garage into unique trophy creative office space boasting a penthouse conference room, large rooftop terrace, new warehouse-style windows, steel canopy and black glazed brick embellishments on the façade, a bike room, exposed ceilings, custom artwork in the lobby, and numerous features focused on human health and wellness.
“The renovation at 1222 22nd Street NW provided BMC with the opportunity to pursue an adaptive reuse project in the heart of downtown D.C. and position an architecturally unique building to meet the needs of today’s office tenants,” said Josh Bernstein, CEO of Bernstein Management Corporation.
BMC partnered with architectural firm Perkins + Will to lead the project’s vision and brokerage firm Cushman & Wakefield to assist with construction management and leasing.

The company honored a total of 23 employees celebrating tenures of 5, 10, 15 and 20 years with BMC, and presented several annual awards including Commercial Building of the Year (1222 22nd Street), Residential Building of the Year (The Residences at King Farm), as well as the Norman Bernstein Award of Excellence to Gwen Blade, Senior Property Manager and 21-year veteran of BMC. And, for the first time ever, BMC presented its People First Award to the entire 74-member maintenance team, in honor of their exceptional dedication to providing on-site service throughout the COVID-19 pandemic.
